Spatial Delimitation of Catchment Areas
The spatial delimitation of catchment areas is the basis of the calculation of the market potential. Considering the various facilities in the planned shopping center, we have divided the catchment areas into two main categories:
• The „E“ Catchment Zone – Euro zone – formed within a radius of 500 km from the Center and based on a few elements :
• The main attraction of the Center – the largest tropical Aquarium in Europe with an Oceanarium, an additional educational facility with the attraction
• A variety of water attractions within the Center
• A multiplex cinema with six screens and 1,486 seats
• An interactive playground for all ages on 1,800 m²
• The „A“ Catchment Zone – based on the business and catering facilities of the Center, is divided into 4 catchment zones formed according to the driving time by car to the Center covering distances of 15 min, 30 min, 45 min and 60 min.
The catchment zones are defined by the municipalities and cities in accordance with the geographic units of the population census (Dept. of Statistics, Croatia), based on the number of inhabitants according to the population census for Croatia and the data presented by the Ministry of the Interior of Croatia, the population census of neighboring countries and the annual increase in population according to the Department of Statistics of Croatia and statistical offices of the neighboring countries. The catchment zones are given for 2009 (status quo), 2011 (opening of the Center) and 2016 (5 years after the opening of the Center).
The „E“ Catchment Zone
The „E“ Catchment zone is based on the facilities which attract a large number of visitors from distant areas. The largest tropical aquarium in Europe with over 15,000,000 liters of sea water, complemented with the facilities of an Oceanarium simultaneously presenting an interactive educational facility in various languages, is an attraction that will be the reason why many people will decide to visit the Phoenix Plaza even from more distant areas.
The target can be just a visit to the aquarium with educational facilities or to the other facilities as well, including entertainment, shopping and the extra facilities of the Phoenix hotel. The target could be another destination, with a visit to the aquarium being an extra stop along the journey to the final destination.
The Catchment zone for this facility is very large and it covers approximately 32,000,000 inhabitants, including the following areas: Croatia down to Split, north-eastern and central Bosnia-Herzegovina, all of Slovenia, the eastern part of Italy along the relation Udine-Trieste, Austria up to Vienna, Hungary up to Budapest, and the northern and central parts of Serbia.
The Catchment zone for this attraction can also include the large number of workers from Eastern and Southern European countries who travel along the surrounding roads a few times per year with their families on their way to their jobs in Western Europe. According to official estimates there are approximately 4,000,000 such workers.
We remind that the „E“ Catchment zone is based on the water attractions, as well as the facilities of the multiplex cinema and the interactive playground for children and adults.
In the segment of enticing visitors from the „E“ Catchment zone, a large role will be played by the excellent regional railway connection, considering that a railway station is situated only 300 meters south of the Phoenix Plaza. As an example, travelling by train from Slavonski Brod to Sesvete takes only an hour and 15 minutes, which is a totally acceptable distance for a visit to an entertainment facility.
